FPS and ui responsivness issues

I have a pc with i5 11400f and gtx 1070 (suitable build for recommended requirements on steam). I noticed that no matter which graphics i set (high, mid, low, all kind of anti-aliasing settings) I'm always on 50-70 fps (I don't have vsync and frame cap just in case), which I think is not an intended behaviour. Also ui start lagging the longer I'm in the game, kind of memory leak issue. I tried setting ui rendering to mid and low and the issue still persists and eventually ui becomes so laggy that I need to wait for 1-2 seconds to move item to inventory for example. Hope you see this report and take this into account. Thank you!
